Removal of any anode, for any reason, will shorten the products useful life. In areas where water is unusually active, an odor may occur at the hot water faucet due to a reaction between the sacrificial anode and impurities in the water. Examples of some typical compounds that are potentially corrosive are: spray can propellants, cleaning solvents, refrigerator and air conditioning refrigerants, swimming pool chemicals, calcium or sodium chloride, waxes and process chemicals. After shutting the main water supply valve, open a faucet to relieve the water line pressure to prevent any water from leaking out of the pipes while making the water connections to the water heater. Hydrogen gas is extremely flammable. To reduce the risk of injury under these conditions, it is recommended that the hot water faucet be opened for several minutes at the kitchen sink before using any electrical appliance connected to the hot water system. Children, disabled and elderly are at highest risk of being scalded. Review this instruction manual before setting temperature at water heater. Feel water before bathing or showering. Connect the hot and cold water lines to the installed nipples using unions. Install a listed temperature-pressure relief valve in the opening on the top of the water heater.

Do not attempt to change the thermostat until you do this. Set the panel aside. Reach inside and pull back the insulation to gain access to the thermostat. Turning the screwdriver clockwise will increase the temperature of the water that the heater will produce. Turning it counterclockwise will decrease the temperature. The lowest setting is the factory setting of 120 degrees. The highest will increase the temperature to above 160 degrees. Setting it too high could cause burning or scalding at the tap or in the shower. Slide the access panel cover back into place. The hot water heater will begin to heat the water inside to the desired temperature. I could not find info for this model number on line, and so I am wondering what manual I should try to use for relighting it. My brother wants to call a plumber, but I think we can handle this ourselves. He is supposed to have the manual somewhere, but he will have to find it. I also think it is still under warranty, as we have not had it very long. There appear to be some instructions on the water heater itself, but we will have to remove the insulation to be able to read them. I've re-lit pilot lights for furnaces but never for a water heater, and I have a feeling that it has an electric lighter, and so I doubt we are supposed to use matches. Have you done this yourself? Clean every surface at least twice. Fix anything that looks broken, loose or wonky. Clean the carpet thoroughly and let it dry before you walk on it again. (Leave the doors and windows with screens open so you get plenty of air and no bugs.) Vacuum and dust the window shades. Wash the windows inside and outside. Scour the bathrooms and kitchen and put everything away. Replace the shower curtain if it’s old and yucky. Clean inside the stove and fridge. Put out clean towels. Dust the ceiling and corners for cobwebs.

If it’s always sort of dark inside, bring in more lighting, lamps, brighter bulbs and open the drapes and window shades when you have an Open House. Be realistic about the price. Don’t overprice for the neighborhood. Whatever you think needs some work is what a buyer will think needs a lot of work. Deduct a reasonable amount for all that work from the price. Go to any local Open House showings and compare your house with theirs. Clean, declutter, mow the lawn, put out a new door mat. Use a little air freshener spray in every room.just one shot. If you smoke, do it outside for at least a week before your Open House. Empty and put away all ash trays. If this is too much for you to do, hire a crew to come in for a full day to do all the cleaning after you have reduced the amount of furniture and stuff..See More Did your reno have mistakes. Q Comments (17) Something to think about. In the long run, what is a few months of inconvenience (even major) compared to having to live for many years with mistakes because you're too impatient to wait to get it done right. Once it's over, a few months have passed, and you're living with a correctly-done job, the months of inconvenience will no longer be stressful -- and it may even become a great tale to tell.. We had no Kitchen and no running water on our first floor for the first 3 months of our renovation. Even when they finally put in a temporary sink for us, it was another 4 months before we had a functioning Kitchen. I even stopped the work myself at one point when our GC was rushing or skipping things or overlooking mistakes trying to get done quickly. Your Contractor has the right of it. Yes, I'm preaching.I take it seriously, as does your Contractor, it sounds like..See More Help with ThisTiny Kitchen Q Comments (122) I took down the wall that led into a dark, drab galley kitchen. The wall had a pocket door that slid back and forth to shut out the noise of the dishwasher.

There is no room to put an eat in kitchen but we were able to put a tiny island addition to the counter where one side of the wall came down. There was just enough counter material to make it stick out a bit to add 2 bar stools. Since we now have an open plan on the main floor we opted for a Bosch dishwasher that had the quietest option. We moved to this house from a character house which like yours had rooms that were cut off from each other (and had doors) which made for poor traffic flow and once granchildren came a very tight squeeze. I love character in a house and yours is adorable. Q Comments (29) IMO get slate for the floors I think you already have wood overload. No to the TV above that FP and if you must to do wood floors a really light wood. Then work on replacing some of all that wood furniture. No dark stain for anything. IMO the walls painte a light color will make a huge difference too. That's a better video than I was able to find. I'm pretty determined to get the water heater lit again, and it seems that this is a common problem. Videos are much more helpful than manuals. I think the reason for this requirement is that too many problems occur when water heaters fall over in earthquakes. I wasn't sure how different the different models of a water heater would be. Also to do a safety inspection if the unit is old, also for no charge. Try calling yours, that's another approach (So Cal Gas?). We had trouble finding the reset button (there was nothing labeled as such), but we tried to press what looked like a black reset button, but it would not budge. Also, we had trouble seeing through the window, since out unit is in a box, and so we had to set up a mirror to try to see in. The installer did not put his name on the receipt, and so we had to find the cancelled check to get the name of the installer. Then it took me a while to find his phone number, which we called and left a message on voice mail.

He gave us no warranty information, but we do have the manual, which is not helpful. We followed all the instructions from the video from Jake, which seemed like it would work, but I think we need to push a reset button, and we cannot find one that we can push. Maybe it does. IMO, a water heater that costs that much ought to be so efficient that it feeds gas back into the pipeline when it heats the water.) Also, view this video clip. Also check this page. Lighting instructions are on Page 3. We have the manual for it, and I had also found the same manual on line, but there was no information in the manual about the reset button. The person we bought it from is out of town, but he did return our call last night and recommended a repair person that we called this morning. That person is in Thousand Oaks and will not come to our area. However, we did find another person who is in our area and will be out today to fix it. He said he will not charge us for parts (if any are needed) as the water heater has a six year warranty on all parts, and they can get reimbursed from Bradford White.I'm a bit upset now that we paid so much for the water heater, but I did not know how to do a comparison shopping because I was unfamiliar with the brands. Maybe the price has gone down in less than two years. Ours was installed Nov 25, 2016. That price includes free shipping. I would think you could buy it locally for a similar price. That price is typical for a conventional 50 gallon hot water heater. This one only has a 40,000 BTU input, which means the recovery time is not the best. If it did, then should have been a 1 - 2 hour replacement. I also live in a high cost area (NYC). Mine is also Eco-Defender, NOx Series. There may be very little difference, but they are not identical. I believe it was the day after Thanksgiving, Nov. 25, 2016, as that is what the receipt says. My brother dated his check Nov 27, but I think he didn't know what day it was. So we were paying holiday price.

I think we did not want to have to wait four days. Our old water heater was pretty old and came with the house that we bought in 2009. I just was not expecting to have a problem in less than two years. Pushing the square button activates the electric lighter. Most people forget to continuously hold down the round dial for at least a minute after the pilot lights. This is required to heat up the thermocouple that detects the pilot is actually on. Is it a bottle or a deicated line. If you're running off of a tank is it possible the tank is empty? This provides time to disapate any lingering gas between the valve anf the pilot. You should hear it click (similar to an igniter on a gas grill).still keep the pilot knob pressed it. You should hear the burner fire up (again the same as a gas grill) If we every do have an earthquake, we will have to go through all of this again. It appears also that our gas meter is very old, and so I am going to contact the gas company about replacing it so that this will not happen on its own again. Normally I do a lot of cooking and would have discovered that we were without gas when I tried to cook, but we barbecued last week-end and have been reheating leftovers in the microwave - plus I have been making salads. It's been to hot to want to cook or eat anything too hot. We're not sure what tripped the sensor, but I'm afraid that it might go off on its own again, as it appears to be trigger-happy. I hope that next time we will not have to call a repair man, although we might need help turning the gas back on from the meter. Brombie 4.0 out of 5 stars The good news is that I am two months within the 6-year warranty, so timing is everything, isn't it. Here is the reality dose, which I imagine many know and will not be surprised to learn. All water heater manufacturers make tanks like this to last on average 7-10 years. Their business model is predicated that the average consumer is going to be installing a new water heater like this one at some point during this span. This is the definition of planned obsolescence, Usage and water quality are certainly important factors affecting the longevity, as is yearly maintenance. For kicks, take a poll of your family, friends, and work colleagues to see which ones actively maintain their water heaters each year.I consider myself lucky to have had mine fail today within two months of its warranty expiration.

Like many other products today, manufacturing is predicated on average longevity determined by the industry. FWIW, I do like this product, and I requested it specifically years ago. I recommend it--with the caveat I have stated above. We never run out of hot water now. I would recommend this and give it a five rating.I contacted to company for reimbursement for the labor since it had been used for barely four years and they basically said tough luck, we have a policy. Go with another reliable brand that actually backs up their product. Those people who are complaining about there's being dented, well you should be taking that up with the store you bought it from, Bradfordwhite has nothing to do with it being dented, either the shipping ( if you got it shipped ) or the store is responsible for that. Also i see complaints about the water heater failing, 1st these water heaters need to be installed by a licensed Plumber, Not a handyman, not a home owner, not a general contractor. A licensed Plumber only!. Also if you have a plumber install it, he should be telling you to flush the water heater every year, this will pro long the life, so if your plumber or whoever installed it didn't tell you, then you should take out your frustration on them. I have installed every brand out there, And in my opinion Bradfordwhite is the best. But if its installed wrong, or if someone is rough housing it during shipping or unloading, then of course your going to have issues. I buy mine directly from the contractor supply store, and i am very careful with loading and unloading it. I take my time installing them, and i always tell customers to drain and flush them every year, if thry choose not to then that's on them. Most homeowners dont do anything after its installed, they dont even bother to read the manual.
